Conditions
1. Prices include full English breakfast.
2. Prices are per room per night.
3. A non-refundable deposit of the value of the first night will be required at time of booking.
4. Rates may vary throughout the year.
5. Check-in time no later than 10pm.
6. Children only by prior arrangement.
7. Special dietary requirements will be catered for by prior arrangement.
8. Ample parking spaces are available.
9. In compliance with the legistlation we operate a non-smoking policy.
10. Guests are welcome to take items from their room, but an adequate charge will be made for that.
11. Cheques and credit/debit cards accepted.

Cancellation Policy
Unfortunately this is unavoidable!
1. The deposit for the first night is non-refundable.
2. If you cancel or alter your booking, a full charge per night - not resold - will be made. However, I will always do my utmost to re-let the room.
3. We highly recommend you to take holiday insurance.

Our premises comply with "Fire Risk Assessment" as carried out in August 2007 and certified by Firesure. Certified compliant with "The Regulatory Reform (Fire Safety) Order, 2005" effective from 1 October, 2006.

Location description

Every guest has full access to our Lounge, Kitchen, Garden, Parking and other facilities. Britannia House contains two buildings:

Britannia Point is the historic building dating back to 1865, then purpose built as The Britannia Commercial Hotel. 1 minute walking distance to our prized little heritage train station, 2 minutes to the Quay and harbour and equal 2 minutes to the High Street, its shops, pubs and restaurants.

The second building next door, called Britannia View, is a 3-storey town house built in 2003 overlooking the mother building, marinas and the Isle-of-Wight.

- Britannia House is at the end at the corner Station Street, Mill Lane

Entering the New Forest from the North:
- M3 South
- M27 towards The West and Bournemouth
- Get off at Junction No.1, "The New Forest"
- Take the A337 towards Lyndhurst, Brockenhurst and finally Lymington
- When entering Lymington getting underneath the Railway Bridge
- Turn left at the next roundabout into Marsh Lane, signposted for "I-O-W - Ferry, Beaulieu, Town Centre, Railway Station"
- Go straight over 2 mini roundabouts
- Turn left into next possible road, "Station Street"
- Britannia House is at the end at the corner Station Street, Mill Lane
