    Description

    Mimarmel is a modern single storey villa situated towards the end of a quiet cul-de-sac of 16 similar properties just 5 minutes walk from the centre of the quaint village of Ginestas.
    As you enter the front door and go through the lobby, with a cloakroom on the right hand side, you pass into the bright and airy large (55 sq m) open plan living area with two sets of patio doors leading on to a covered terrace.

    The living area is furnished in a modern, comfortable and practical style with plenty of room for 6 guests. The fully equipped kitchen with breakfast bar is ideal for preparing a quick snack or a gourmet meal. As well as the breakfast bar there is a large dining table easily seating 6.

    A door from the living area leads onto an inner hallway off which are the 3 bedrooms and the main bathroom. The main bedroom has a comfortable super-king sized bed and has its own ensuite with shower, washbasin and toilet. Bedroom 2 can be provided either with a king size double bed or with twin beds, it also has a useful washbasin. Bedroom 3 has twin beds. All bedrooms were refurbished in 2016 with new beds, furniture and soft furnishings.

    Walking out through the living area patio doors there is a further shaded seating area for 6 close to the built in barbeque. A door leads off the terrace area to the pool room where the washing machine plus an additional fridge/freezer, (ideal for poolside drinks - and smelly French cheeses!) are located.
    Looking south from the living area or the terrace the pool sparkles and there is an array of colour all year round in the Mediterranean garden. Stretch out on one of the sunbeds and relax and enjoy the sunshine and the gentle chime of the village church bells in the distance.

    In the evening take a shower in one of the newly refurbished bathrooms before heading out into Ginestas or one of the neighbouring villages for a meal or drinks or simply enjoy the peace and quiet of the evening whilst watching the swallows dipping in and out of the pool.

    The village Boulangerie is only a few minutes walk away where fresh croissants, pains au chocolates and freshly baked baguettes are readily available. The Tabac has a selection of grocery items and English newspapers can be purchased.

    If you don't fancy cooking at lunchtime then a visit to Les 3 Petits Cochons in the village is a must with a 3 course meal including wine at only 14! La Table du Casino also serves lunch and dinner. L'oncle Jules is a recently opened wine bar which adds to the choices available.

    The village also has a bank with ATM, a post office, a pharmacy and a hairdresser. There is a co-op for the local wine or go to one of the neighbouring villages - there is a wealth of wine choice on the doorstep!

    Venturing further afield there are numerous sites to visit including the beautiful medieval walled city of Carcassonne, the Cathar village of Minerve, the Canal du Midi and some beautiful sandy beaches. We have a collection of brochures at the villa on the various attractions in the area and we are always happy to make suggestions based on individual guests preferences.

    Location description

    Ginestas is situated in the vineyards of the Languedoc and there are numerous wine caves to visit where you can sample and buy the local wines. We are close to Carcassonne with its magnificent walled city, the ancient village of Minerve and of course the Canal du Midi. There are plenty of local markets to visit and a little further afield we recommend Pezenas on a Saturday morning. Boat trips are available from Le Somail or Homps and watersports are available at the lake at Jouarres. There is a riding stable in the village along with a tennis court and a play park for the under 8s. There are lots of different restaurants to try in and around Ginestas and our information board at the villa has recommendations from our previous guests.

    Directions

    As well as Beziers, Carcassonne and Perpignan other close by airports are Montpellier, Nimes, Toulouse and Girona (Spain) all within a 2 hour drive and served by budget airlines. The train station at Narbonne is also close by. We have driven and flown from the UK on numerous occasions and are happy to suggest routes as required. Rental cars are readily available at all of the local airports. We are happy to tell you who we have used.

    We have a good variety of DVDs and games suitable for children together with traditional games such as scrabble, boggle, bingo etc. We have a bookcase full of contemporary paperbacks which you are welcome to read during your stay.

    We are able to provide a highchair and booster seat if required. We have a garden table and chairs on the covered terrace which seat 6-8.

    The kitchen is well equipped with 12 place settings of everything and almost every kitchen item you could wish for. We have an additional fridge/freezer in the pool room which is useful as an overflow fridge. The washing machine is also housed in the pool room. There is a washing line in the garden.

    Please note that the outside shower is only available when the pool is open (ie May to September). Pool towels are provided for all guests.

    We strongly recommend a car however we have had guests stay at the villa in the past who have not hired a car and who have relied on the local bus service and taxis with the addition of hired bikes. We have off-road parking for 2 cars. The villa is single-storey with no stairs. There is a small step up to the front door and a small sill into/out of the living area patio doors.
    Services: Linen provided, Towels provided, Cleaning included
    We provide bath and hand towels as well as pool towels. The villa will be cleaned prior to your arrival and we ask that you leave it as you would like to find it on your departure.

    France at its best!

    What an oasis of much needed calm and beauty - even with 6-year-old-twins! Immediately we relaxed and enjoyed the house, the garden and pool and each other. A lovely home, full of laughter, excitement and sunshine.

    The house is lovely, as is everything in it and we wanted for nothing. We enjoyed the local food and the children loved their daily visit to Madame at le boulangerie, with a trip to the park on the way back.

    Fantastic if too short a holiday with lots of memories to cherish. We really hope to go back.

    Deposit/Booking Notes

    Please check our availability calendar and advise us of your chosen dates. We will confirm availability and hold your dates for 24 hours to enable you to make travel arrangements. A deposit of 25% would then be payable to confirm your booking. The balance, together with a refundable 250 security deposit, is payable 8 weeks before your arrival date. Payments can be made by cheque credit card or bank transfer. Our preferred changeover day is Friday. The villa will be available from 16:00 on your arrival day and must be vacated by 10:00 on your departure day unless alternative arrangements have been made. We will always try to be flexible wherever possible.
