    Description

    This is a home fit for an emperor.
    Set on two levels, leading down to an infinity pool with views towards Motovun and the valley, it is the jewel in Istria Deluxe's crown. Natural light pours through the villa's huge windows, and every detail of its furnishings oozes quality. The views are the best you will find anywhere in Croatia as it has been built on a hill top with views of the lakes and medieval village tops.

    The house has 5 double bedrooms, 4 with super king sized beds and en-suite bathrooms and the fifth with a double bed and use of a toilet and sink. Should you wish to use any of the double rooms as a twin this is perfectly possible as there are lots of single duvets available and the beds are large!. It has an indoor kitchen on the top floor with an outside terrace, plus an outside kitchen for BBQs and a further table outside by the pool.

    The house has a much more modern feel inside than our other two properties. It has white polished concrete floors, air conditioning throughout, state of the art sound system, Total TV satellite, modern Italian designer furniture and contemporary lighting. It is a fantastic house for entertaining.

    The infinity pool also has a 25 meter lap lane, ideal for those wanting to keep fit! It is close to the villa, however, so we would not recommend this property for children who cannot swim. The villa also has private parking for three cars and stands in grounds of around 3/4 acres. There are a few bikes, internet access and ipod docking stations in each bedroom.

    Location description

    Istria sits in the northwest of Croatia. It has in common with Tuscany beautiful rolling hills on which are perched fabulous medieval towns.

    Unlike Tuscany and the better known parts of Croatia like the Dalmatian coast, Istria remains blissfully unblemished by the mainstream European tourist trail, which means that it retains its local character throughout the year. Istria's roads are empty and modern, its food is fantastic, and its climate is delightful.

    There's no better place to take a holiday in an atmosphere of total relaxation.

    Roma is set in a tiny hamlet called Sveti Kirin, 10 mins drive from Sovinjak.
    There is no finer location for a holiday villa in Croatia. Just thirty minutes from the sea, Casa Roma has unbroken views of rolling hills, deep green valleys, a gorgeous lake that sparkles in the sun, and those with eagle eyesight claim they can see Italy on the horizon.

    Casa Roma is a byword for tranquility. The air is pure and the quietness is blissful.

    However, some of the region's finest restaurants are within cycling distance, and the shops and activities of Buzet are just twenty minutes by car. Motovun is a twenty minute drive away. But our instincts suggest that once you have stepped foot inside Roma you won't want to leave it at all!

    Our villas are a joy for anyone who loves fresh air, sport, great food, or sampling the atmosphere of an area that remains wonderfully unspoiled. We have listed many of the activities available to you below and if you would like any more information about these, feel free to contact us at any time. We are also able to put you in touch with a team of practitioners and transformational coaches who can organise a retreat at one of our villas, which could include massage, yoga, cooking, life management and such like,all aimed at renewing health and well-being.

    Pula Airport (Croatia) which is around 1 hour drive from our villas - Ryanair flies from Stansted and Monarch Airways fly from Gatwick.

    Trieste Airport (Italy) which is around 1.5 hour drive - Ryanair flies from Stansted.

    Ljublijana (Solvenia) which is a 2 hour drive - Easyjet.
