Description
The villa is fully equipped with a formal dining area seating 6, a breakfast nook with seats for 4 and a comfortable family area with large flat screen TV, DVD and VCR. Some DVDs, videos, books and games are also provided. There is poolside dining available, on the lanai, with seating for 6.
The kitchen is provided with all modern conveniences to be fully capable of family self catering with oven, hob, grill, microwave, coffee machine, toaster, dishwasher, fridge and freezer.
A washer and dryer are provided in the garage which has been air conditioned to provide a games room with table tennis, Foosball and air hockey.
The master bedroom has a king size bed with an ensuite accessible shower bathroom and a walk in closet. There is also sliding door access to the lanai and pool deck. There is a flat screen TV, DVD and VCR player and radio alarm.
The second bedroom has a queen size bed with a shower and tub in the ensuite bathroom. A flat screen TV and DVD player is provided.
The 2 twin bedded rooms share the family shower tub combination bathroom and each of them have flat screen TVs one has a DVD/VCR player and the other a DVD player.
The pool deck is provided with seats and sun loungers and the pool is serviced. Pool heat, if required, is available on request, for an additional charge of $30 per day.
A full sized cot and a pack and play cot and high chair are available. All linens are provided and every bed has a spare set. Towels, bath sheets and beach towels are also provided as is a small complimentary get-you-in pack of tissues and soaps etc.
The villa can take 2 vehicles on the drive and 2 parked at the kerbside. The resort does not allow campers, trailers, boats etc to be parked on the resort

Location description
Lake Berkley is a hidden gem of tranquility that is so close to all the action. Disney is 15 minutes drive. Seaworld less than 20 and The Wizarding World of Harry Potter and Universal Studios only 25 minutes. The Gulf Coast and Tampa/St Petersburg is just over an hour West. To the East, and just a fraction closer, Canaveral and the Space Coast or Cocoa Beach. Water parks, Gatorland, Warbird Air Museum, Ripleys, classical music at the Orlando Convention Center...the list is impressive and extensive. PGA Golf courses aplenty all within 30 minutes. There is a Walmart Megastore less than a mile away with both Publix and Target close by too.
There are many family restaurants on the doorstep, too numerous to mention, with elegant dining available in Orlando, Disney and Universal. Dinner shows such as Mediaeval Times. The antidote to all the activity is a quiet day, relaxing by your own pool, in the stylish surroundings of Lake Berkley and if you cannot fit it all in book early for next year! This area does not take days or weeks to discover but months, we know, that is why we bought the villa...Welcome! Ian and Julie.

Deposit/Booking Notes
TAXES. All taxes are included.
SECURITY DEPOSIT. A security deposit of $500/300 secures the booking and is refundable after the Property Manager's villa inspection.
PAYMENT TERMS. Full payment required 6 weeks in advance.
REFUND OF DEPOSIT. Deposit will only be refunded if another booking is received for the period cancelled.
POOL HEAT. Pool heat is an optional extra at $30/20 per day.
