    Description

    The gardens are south facing, mainly laid to lawn with large shrubby, mature borders. There is a long drive with plenty of secure parking. The pool and combined spa take pride of place within the large terrace at the rear of the house and are afforded all day sun.

    Accommodation comprises three bedrooms on the upper floor, the master bedroom with super king bed has an outdoor terrace, dressing area, ensuite bathroom with bath, shower, toilet , bidet and twin sinks. It is a spacious room which benefits from the south facing aspect and is very light and airy, having a high vaulted ceiling. The second bedroom has a king sized bed and shares the upper terrace with the master bedroom. It also benefits from the south facing aspect and has an ensuite bathroom with bath, shower over, sink, bidet and toilet. The third bedroom is a king sized bedroom with an ensuite with shower, toilet and sink. Downstairs the fourth bedroom also has King sized bed, ensuite shower, toilet and sink. There is a fifth bedroom on the ground floor with twin beds. This room has no ensuite and would have to share bathroom facilities with one of the other bedrooms.

    There is a large lounge, open plan to the American style hand built kitchen and sun lounge. The lounge has a two seater sofa, three seater sofa and chair, large 63 inch HDTV, DVD, SKY Box and fully working fireplace. The kitchen has a table with seating for six/eight and has the usual amenities, microwave, dishwasher, Belling range master oven with double oven and grill as well as five ring hob and plate warmer. Next to the kitchen is the well appointed utility room with washing machine, tumble dryer, iron and board etc. There is a beautiful sun lounge with gothic style concertina glazed doors opening fully onto a dining terrace with teak dining table and seating for eight. The sun lounge also doubles as a formal dining room with French Rosewood dining table and seating for eight. It has windows all around and overlooks the whole garden.

    Outdoors, the kitchen leads onto the pool terrace with the kitchen windows overlooking the pool and garden. The pool is heated and is combined with a spa. Please note that the pool and spa are not in commission and not heated outside of the months May to September and this is weather dependant. During summer, (May to September) they can be heated. There is a pool house adjacent to the pool with a toilet. The pool shares it's heating with the combined spa which is not heated.

    Location description

    Set within its own grounds in the small hamlet of Les Hubits, in the leafy lanes of the parish of St Martins. Within walking distance of the beautiful 13th century church of St Martin de la Bellouse which lies at the heart of the village where you will also find some local shops, cafes, the local pub and several other restaurants. The house is situated just above the stunning cliffs at Fermain, an easy walk to the beach below or a great place to access the maze of cliff paths which lead you all the way to St Peter Port in one direction, or towards Jerbourg and beyond in the other.

    Situated on the beautiful Channel Island of Guernsey between the UK mainland and the French coast. Visit by air from several UK airports with Flybe.com, Aurigny.com, Blueislands.com. We also have a good ferry service to and from the islands with Condor Ferries to the UK and France. There is a bus stop a few minutes walk from the house with links to St Peter Port, our main town, and there are several car hire companies for those who prefer the independence of their own transport.

    Car is not essential but is desirable. Shops, restaurants and cafes are within easy walking distance as are beaches and cliff walks. St peter Port is a five minute bus ride.

    Deposit/Booking Notes

    Check in is after 4pm on the day of arrival and check out is by 10.00am on the day of departure unless otherwise arranged. We try to be flexible depending on other bookings so please ask. Beach towels are not provided so please bring your own. Extra cleaning can be arranged at extra cost, please enquire. Pets may be accepted so please feel free to ask. The keys and directions to the house will be sent to you on payment of the balance via registered post and upon their safe return via the same method, the deposit will be refunded providing no damage has been done to the property or contents and that the property is left in the condition in which it was found, cleaning excluded. Bookings are accepted on a strictly no smoking basis. Short and longer term occupation considered. Where appropriate, housing documents will be required by law.

    A non refundable booking deposit of 50% of the total booking will be required in order to confirm a booking. Bookings will remain unconfirmed until the deposit is received. The balance of 50% plus a refundable security deposit of 500 will be due eight weeks before the start of the holiday. Payment is in GBP via bank transfer
