    Description

    This 3-bedroom barn conversion has created a superb family home with every modern amenity and furnished and equipped to a very high standard. Guests inevitably get the 'wow' factor and almost all comment that the photos don't do it justice.

    You enter the barn through French windows into a light and airy open-plan lounge, dining room, kitchen. The room is tastefully furnished and allows for comfortable lounging or dining.

    The kitchen is equipped with everything you could possible need - all small electrical items, and the usual large white good items. Tableware, glassware, plastic ware for round the pool - all is there in abundance.

    Also on the ground floor is a twin-bedded room with ensuite shower room. There is one step down into the barn but thereafter is it flat so this room is suitable for the less abled. There is a grab handle in the shower and another by the toilet. This room has its own door to the patio on the front of the barn.

    Upstairs is the master bedroom - a light and airy room with two windows, one over the front and the other over the garden. It has a king-size bed and a television. This room has a bathroom en suite with a shower over the bath.

    The second bedroom has a double bed and a single bed. The window looks over the garden. An en-suite shower room is off this bedroom.

    There are four external areas, all very different. At the front of the barn is a small patio which attracts the morning sun. The parking area is in front of this area. A gate leads off this patio into the walled courtyard.

    You can also access the courtyard from two of the doors in the lounge and kitchen. This courtyard is enclosed, sheltered and private. It is perfect for al fresco dining and has table and chairs to cater for this. There are two bbqs - one gas and the other charcoal. There are also casual tables and chairs if you simply want to sit and read or have a drink. This area is lit at night by lighting on both sides making it ideal well into the night.

    From the courtyard there are steps up to the pool area. The less abled can access the pool area via the garden. The pool area boasts a large patio with sun loungers and another table and chairs. The pool is a salt-water pool, and measures 10m x 4m. The pool is alarmed.

    Beyond the pool area is the large garden with plenty of space for running around. It is almost all grass with a few shrubs along the one side.

    The property lies on a no-through road with only one permanent neighbour passing from time to time. The nearest vineyard is a stone's throw away and visible from the garden and the upstairs windows. The local roads are narrow and very quiet - perfect for a stroll. But for the more energetic there are local walks through vines, orchards and woods.

    Location description

    This part of the Dordogne is very rural and quiet. It is not a holiday venue for those seeking nightclubs or fairgrounds. It is beautiful, full of vineyards and excellent wines. The wine region of St Emilion and Bordeaux is just half an hour away. Within short distances you can visit St. Emilion, Bordeaux, Bergerac, Duras, Perigueux - all cities with history and good restaurants. But once sitting round our pool with a bottle of wine you won't want to go anywhere!!

    There are wonderful night markets throughout the summer months - markets for food, not non-food items. Many of them offer live music.

    Directions

    Ryanair and Flybe fly into Bergerac Airport from any UK regional airports. British Airways and EasyJet fly into Bordeaux. We use the Portsmouth to Caen cross channel ferry but there are other ports in UK crossing to other ports in France. Then, of course, there is Eurotunnel but Calais is much further from the Dordogne than the northern ferry ports. We can send directions for your chosen landing point in France.
