    Description

    Grafton is a cosy but spacious, well equipped, Regency style town house overlooking a central green in a quiet part of Pennington, Lymington. Ideally situated for the New Forest, Lymington, Beaulieu & the South Coast.

    FREE WIFI. PETS STAY FREE.

    Towels & bed linen provided, beds ready made up prior to your arrival.
    A free local parking pass is included valid in local NFDC car parks including the 2 main ones in Lymington.
    Grafton is a no smoking property, only allowed in the garden.
    There is a landline telephone which is for incoming & Emergency outgoing calls only.
    Change over day normally Saturday but flexible in off season.
    Short breaks always considered - please ask.

    Lounge
    A comfortable & welcoming room which has good quality chairs & sofa. There is a widescreen TV with a DVD player. We also have a library of DVDs for you & a bookcase with a wide selection of reading material, plus board games. The sunny bay window overlooks the central green.

    Dining Area
    The dining area has an elegant walnut sideboard & matching dining table, with an Oriental influence in the furnishings. It has glass doors opening up onto the patio garden. In spring the view of our camellias is spectacular.

    Kitchen & Hallway
    The kitchen is fully equipped with dishwasher, washing machine, fridge freezer, microwave & full oven & hob. You will find all you need to cook a full meal or a simple lunch to eat in the garden.

    The hallway leads to the downstairs cloakroom with WC & basin vanity unit. Close by is the landline 'phone.

    Bathroom & Cloakroom
    Upstairs we have a family bathroom with a large bath, full length vanity unit & basin with shaver point, plus a separate shower cubicle. Bathroom towels & mats are all provided.
    There is also a full size basin & vanity area in the main bedroom.
    Downstairs we have a cloakroom with WC & basin in vanity unit.

    Bedrooms
    The large main bedroom has a Kingsize bed, full double fitted wardrobes & ample drawer space. There is also a full size basin vanity unit with mirror.
    The second bedroom has full size twin beds, full size fitted double wardrobes, full size chest of drawers.
    The third bedroom has a full size single bed, pine chest of drawers & bed side unit.

    A 30% deposit is required to secure the booking with a minimum of 150.00. Confirmation of booking & receipt of deposit will be sent.

    Full balance due 2 calendar months before arrival.

    A security/key deposit of 200.00 against damage or loss of keys is due 2 weeks before arrival, this will be refunded within 48 hrs of departure providing keys have been returned & the house is left in a clean, tidy condition.
