As you enter the spacious entrance hall at the heart of the house, you are immediately greeted by a breathtaking view across England's oldest golf course to the sea beyond. Branching off from here you will find the four fabulous bedrooms, games room, family bathroom, & stairs up to the open plan living space on the first floor above.
Upstairs, the spectacular vaulted open plan living space takes up the whole first floor. Relax on the indulgent range of comfy seating & enjoy the light & airy atmosphere. Bi-folding doors open up the space to the fresh coastal breeze & generous west facing balcony, from which you can bask in the best sea & sunset views. Fantastic large windows & skylights flood the rest of the space with natural light, whilst a roaring wood-burner ensures that the room stays nice & cosy, even on the coldest evenings. A 65" OLED Smart TV can be found in one corner & a stocked bookcase in another, both perfect for lazy days & quiet evenings.
To the rear of the upstairs, the expansive kitchen/diner provides the perfect place for sociable family dinners, providing seating for ten. Start the day with a coffee from the convenient Nespresso machine. The kitchen has everything you'll need to prepare your favourite family meals, with an induction hob, fan oven, microwave, proving drawer, fridge, freezer, & dishwasher, all integrated into the crisp modern cabinets.
Back on the ground floor is the games room, with its impressive vaulted ceiling. This spacious room features a full size Foosball table, a chess table, another 65" OLED Smart TV & is packed with board games from Monopoly & Trivial Pursuit, to Mahjong, Solitaire & poker. The room's bi-fold doors open up onto the outdoor seating area & hot tub, with stunning views beyond. The sofa can also be converted into a deceptively comfortable double bed.
Bedroom one houses an inviting king size bed & is flooded by natural light from the feature window & vaulted ceiling. The beautiful furnishings, including an oak dressing table & full length mirror, are matched by plenty of practical storage for all of your holiday essentials. Attached to the room is a stylish en suite shower room, complete with waterfall shower.
Bedroom two boasts sprawling views through modern bi-folding doors which provide access out onto a covered patio. A dressing table sits at the foot of the king size bed, which is accompanied by a velvet armchair, from either of which you can settle down & enjoy the view. This room has another sleek en suite shower room, also featuring a waterfall shower.
Bedroom three comes complete with a 'zip & link' super king bed, which by request can be converted into two, three foot single beds, adding flexibility perfect for varying needs. A large corner wardrobe with full length mirrored doors provides plentiful storage. Plush cushions & snug blankets will ensure a great night's sleep in all rooms.
A delightful bunk room completes the sleeping accommodation. Bedroom four features two comfy full sized single mattresses, which are ideal for accommodating further guests, be they young or not quite so young.
An excellent family bathroom completes the ground floor, featuring an inviting bathtub with overhead shower. Also in here, neatly hidden away in a cupboard under the stairs, you will find a washing machine & tumble dryer, perfect for keeping everyone looking their best, even after enjoying the many outdoor adventure on the doorstep.
Nolands Ho! sits on the edge of a quiet circular green, shared only by the few neighboring houses, on a sleepy no through road. In front of the house is a private stone sett driveway with ample parking for two large cars.
To the rear, the back garden is a true delight. Backing directly onto the Burrows & golf course, it's the perfect place to unwind after a big day of adventures with a glass of something special, gazing at the view from the inviting seven seater hot tub. You'll find an outdoor shower to wash the sand from your toes & the salt from your hair (& those muddy paws too!). There is a Webber Kettle barbecue for you to cook up some of the local delicacies & then tuck in around the fantastic teak dining area, seating up to twelve people. A warming chimenea is also present to heat up cooler evenings.
The North Devon coast offers a vast array of activities & experiences to keep the whole family entertained.
Once you've settled into your Devonshire home-from-home, venture out & explore the North Devon coast. Guests of Nolands Ho! have access to a private path leading across the golf course out onto the Burrows towards Westward Ho! Beach. The beach is a mecca for surfers with sections of both sand & pebbles that go on for miles at low tide. Meanwhile, the oldest golf course in England, the Royal North Devon Golf Club, is located mere meters from Nolands Ho! & is available to all (including non-members). Whether youre a total beginner or a British Open hopeful, you will love this acclaimed course.
Nearby Appledore is a quaint seaside village with a seasonal passenger ferry across the estuary to the gorgeous town of Instow. Another seasonal ferry takes you to the National Trust & Landmark Trust's Lundy Island. Known as 'Britain's own Galapagos', Lundy features breathtaking walking trails, from which you can see a huge variety of wildlife, including puffins, deer & seals, followed by a visit to Lundy's Marisco Tavern for some food & a drink.
Back on the mainland, Clovelly is a picturesque village perfect for a relaxed day trip with cobbled streets & a lovely harbour. Hikers will love the miles of scenic walks along the South West Coast Path, thrill seekers will revel in the exhilaration of North Devon Wake Park, & littler guests will simply adore The Big Sheep Farm & Theme Park.
