    Elm Tree Lodge Guest House is a family run Bed & Breakfast situated in Keswick. We provide very high quality Bed and Breakfast all year round. With 3 en-suite rooms (2 doubles and a twin) and a double with a private luxury bathroom you can be assured that you will have a very exclusive stay with us.

    An extra bonus is that we also have off street parking for 2 cars.

    We have some of the best equipped and most tastefully decorated B&B rooms in Keswick, and we provide one of the finest breakfasts. We use free range eggs, locally bought produce where possible and Fairtrade products to ensure that what goes on your plate is, in terms of taste and quality, the finest available. You will not be disappointed with your stay at our Bed and Breakfast.

    Elm Tree Lodge Guest House is situated in a quiet location within five minutes' walk of the town centre of Keswick. The town offers a whole range of attractions including cafes, galleries, museums, shops, restaurants, pubs and a selection of beautiful parks.

    Close to the Bed and Breakfast there is the scenic lake of Derwentwater with fabulous views across to the northern fells of The Lake District. Keswick stands at the entrance to the valley of Borrowdale which gives easy access to the northern and central Lakeland fells.

    Tim Mosedale, who runs the B&B, is also a Mountaineering Instructor and Everest summiteer. If you are staying at our Bed and Breakfast you can easily sign up for a rock climbing session or brush up on your Navigation skills - just ask for details. Tim also gives slide shows (prior arrangement necessary. Extra supplement applies) at the guest house about his trip to Everest with rare 360 degree panorama video footage.

    Directions

    From the M6
    Come off the A66 (first exit for Keswick) and head in to Keswick town centre. You'll pass a garage on the left (BP), then the postal depot, then an ambulance depot. Continue for another 250 metres and there is a left turn just before the pedestrian crossing. Turn left here and then immediately left on to Southey Street.

    Head along Southey Street and take the 3rd left (Helvellyn Street).

    Take the 1st right (Leonard Street) and we are the 3rd property on the right. If there is no parking available on the road then there is the drive to the right of the property that can be used for loading and unloading or parking.

    Parking - You are more than welcome to use the drive for parking (there is room for 2 cars). However, we ask that you park as close to our property as possible as there is pedestrian access for some local residents along our drive. There is room for 2 cars (one in front of the other), but if 2 vehicles are parked then the 1st will be blocked in by the 2nd. If you don't envisage using your vehicle during your stay then this is not a problem - but if you want to go for a drive then you'll need to mention this to other guests at breakfast so that cars can be moved as appropriate.

    Deposit/Booking Notes

    From 1st to the 23rd Dec 2008 you can stay 4 nights for the price of 3 (excluding weekends). So that means you can stay from Sunday evening to Thursday morning, or Monday evening to Friday morning, for as little as 103.50 per person (based on double occupancy and subject to availability).

    OR

    Add an extra night to a weekend booking for only 20.00pp (available for 1st - 21st Dec '08 / Feb 2nd until Apr 2nd '09 (excl half term) / the whole of June 2009 / (based on a double occupancy and subject to availability)).

    Prices are per person per night on a bed and breakfast basis.

    Due to popularity we can only accept a minimum of a two night booking at weekends & half terms and a 3 night booking for bank holidays. At other times there is a single night supplement of 5pp (subject to availability).

    50 is charged for single occupancy (although late bookings may qualify for a discount - please call and enquire about availability).

    Either the first night's tariff or a 30% deposit (which ever is the greater) will be charged to your debit or credit card to secure your booking. You may pay the balance by debit card or cash. If paying the balance by credit card a 5 transaction fee applies. We do not accept cheques for outstanding balances.

    Cancellation fees will be charged to the card details that were given for the initial deposit.

    Cancellation Policy
    A booking is a contract. We reserve the right to charge the first night's stay on any cancelled booking.

    The full amount of any stay will be charged if less than two weeks' notice is given of cancellation.

    To that end we would always advise that you take out holiday insurance to protect you against any cancellation due to unforeseen circumstances.
