Manor Farm Cottage is a tranquil 150 year old detached island-stone cottage situated at the end of a quiet country lane on the outskirts of the village of Wroxall, on the southern tip of the Isle of Wight.
With many of the cottages original features such as stone walls and flags being retained this newly refurbished cottage combines contemporary living and classic cottage design. The decor is a modern take on cottage classics.
Sleeping up to 6 comfortably the cottage is the ideal holiday bolt hole for those in search of style, elegance and luxurious comfort.
Manor Farm Cottage is the perfect retreat for families especially those with young children. You will find a wealth of baby, toddler and child accessories at the cottage from a steam steriliser, digital baby monitor, food blender and stair gates to your more usual cots, highchairs and crockery. Every care has been taken to ensure that parents have a stress free packing experience before your holiday begins.
Situated in an Area of Outstanding Natural Beauty and National Trust Land and with public footpaths on the front doorstep, Manor Farm is an idyllic country escape. Surrounded by fields and natural farm land the cottage has a relaxing and tranquil location.
A short distance away (1 mile walking) is the village of Wroxall with a l local convenience store, post office, off licence and two pubs each serving food. Just outside the village is Appuldurcombe House and The Isle of Wight Donkey Sanctuary, perfect days out for all.
A 3 miles drive south takes you to the seaside town of Vent nor and its Michelin rated restaurant The Hambrough.
With nothing being too far away on the Isle of Wight, Manor Farm is perfectly positioned to visit Ventnor Botanic Gardens, Blackgang Chine Adventure Park, Robin Hill Adventure Park, the picture postcard village of Godshill, Steephill Cove beach or the golden sands of Sandown.
All in all Manor Farm Cottage is the ideal countryside getaway for up to 6. Making for a peaceful, relaxing and enjoyable break anytime of year.

Accommodation Overview:
Guests enter into a small farm style porch, perfect for leaving muddy wellies or sandy buckets before entering the main house. The front room offers views out onto the surrounding countryside, finished with two comfy sofas seating up to 6, a warming coal fire, flat screen TV with freeview, DVD player and Bose i-pod docking system.
The dining room houses a large oak table, seating 6-8 comfortably with an extension for 10 should guests be entertaining friends plus there is a children’s table with 2 seats. This room also has an open coal fire and looks out onto farm fields, best enjoyed from the reading chair.
Leading from the kitchen there is a handy utility room with washing machine, dryer, separate w.c and back door leading to the gravel drive and side garden. From the other side of the kitchen there is a day room with 2 easy chairs, a TV, DVD, video player with a selection of children’s books, DVDs, toys and games not to mention grown-up books, DVDs and videos. French doors lead out into the secure, back garden.
Upstairs there are three bedrooms and a modern family bathroom. The two doubles house wrought iron, king size beds with memory foam topper, crisp cotton bedding and a selection of pretty furniture. The rooms are bright and airy with space for cots and offer further country views. The third bedroom is twin room ideal for little ones with white wooden bunk beds, handy chest of drawers with a built in change table, star lights, reading chair and enough space for a travel cot or two with a chest full of toys. The bathroom is spacious with a slipper bath, shower, w.c and sink.
Outside there is a pretty garden with built in gas BBQ and patio looking out onto the cottage lane and down the garden. Children will enjoy the double swing and slide combo or hours spent bouncing on the 8ft trampoline with enclosure. The large lawn area is perfect for croquette or a run around. At the end of this secure garden is a secret garden ideal for mini explorers or those in need of extra peace and quiet. The entrance garden is set to the right of the house with a garage, storage shed, washing line and a few apple trees.
There is also off-street parking for up to three cars

The Surrounding Area:
Manor Farm Cottage is nestled in a quite country lane on the fringes of the village of Wroxall on the south side of the Isle of Wight. At the southernmost tip of the island, Wroxall and the surrounding area enjoy some of the UK's sunniest summers and mildest winters.
The cottage is located in an area of Outstanding Natural Beauty with some of the most magnificent landscapes in the South of England on its door step. There are few better places for peace and quiet, and for getting away from it all. There is an abundance of wildlife to enjoy as you stroll on the downs or through the sheltered valleys and ancient woodland. Yet, it is only a short drive away from the popular beaches, shops, restaurants, pubs, golf courses and sailing arenas.
For adventure Blackgang Chine Adventure Park is just 15 minutes drive from the cottage. The fun packed park is designed to appeal to the child in all of us! A little further afield is Robin Hill Countryside Adventure Park.
Several beautiful coves (Steephill Cove, Castle Haven) and beaches (Ventnor, Shanklin, Compton) are just a short distance from the cottage.
Travelling 3 miles south will take you to the delightful Victorian seaside resort of Ventnor, well known for its mild climate, sandy beaches and Botanic Gardens.
10 minutes north of Wroxall is Godshill, a picturesque village renowned for its thatched cottages and cream teas.
Within easy reach of Wroxall is Carisbrooke Castle, where Charles I was held prisoner before his execution or a little further on in Cowes is Osborne House, Queen Victoria's favourite country retreat. For more historical houses visit Appuldurcombe House or Arreton Manor.
Ultimately this is the Isle of Wight - much to do with nothing too far away.

Getting to the Isle of Wight
Wightlink and Red Funnel Isle of Wight Ferries operate a round-the-clock service between the English mainland and the Isle of Wight. The service is offered every day of the year on three routes across the Solent.

All routes will be busy on a Saturday, so it is important to book in advance and allow plenty of time to catch your ferry. Manor Farm Cottage is about 30 minutes drive from any of the ferry ports.
