Description
Nestled in a 12 acre country estate, these beautifully converted Grade II listed farm buildings are surrounded by breathtaking Sussex countryside. The buildings are approached along a sweeping gravel drive through immaculate landscaped gardens. Ample parking is provided. The surrounding rolling countryside is ideal for horse riding, walking and golf. The picture book village of Mayfield with shops, pubs and restaurants is just 2 miles away. Nearby Bewl Water is excellent for fishing, water sports and riding. The UK capital, London, is easily accessible from nearby Stonegate, Wadhurst or Crowborough stations.
Stable cottage is beautifully decorated throughout with high quality furniture and fittings, some of which are antique. The high standard of furnishings creates a warm and cosy interior. The entrance hallway with clothes storage cupboard leads to a beamed living area with vaulted ceiling, polished wooden floor and Perisan rug, large and comfortable sofa, small table and chairs, lamps, CD player and a large flat screen digital TV with VHS and DVD. The sofa doubles up as a luxury sofa bed. To one side is a light oak kitchen with an electric oven, hob and fridge with freezer section.
The pretty double bedroom has a superb 6ft canopied bed with bedside tables and lamps and a chest of drawers. The bathroom provides a bath with integral hand shower over, washbasin and WC. There is oil central heating throughout. Stable cottage has use of an attractive courtyard with water feature, plants and patio furniture.
The Grain Store has spacious open plan living area with vaulted ceilings, stone flooring, exposed timbers, large luxury sofa bed (sleeping 2 if required), wall mounted flat screen TV, DVD and spot lighting. A small but fully equipped farm house style kitchen with oak doors and granite work surface contains an electric oven and microwave, dishwasher, fridge with freezer compartment and washing machine/dryer. A dining area contains a country kitchen table and six chairs.
A traditional braced and latched oak door leads to the pretty double bedroom which has wide oak floor boards, exposed timbers, wall mounted flat screen digital TV with DVD, a fully fitted oak wardrobe and bed head with wall mounted reading lights and side tables. Oak framed windows looks over the courtyard and gardens.
The bathroom with limestone flooring and spot lighting has a large shower cubicle, roll top bath, WC and wash basin with shaver point, mirror and light over and heated towel radiator.
There is electric heating throughout with thermostatic temperature control, each of the slim line electric radiators having independent controls.
Adjacent to the barn is a traditional bow top Gypsy Caravan with electric fan heater and light which can sleep a further 2 or 3. The top bunk pulls out to a small double bed if required whilst the bottom bunk remains a single.
Fair Oak Farm is a wireless broadband hotspot so our guests can enjoy internet access all over the farm and throughout Sussex. His and hers mountain bikes are available for hire. Additional linen can be provided for the sofa bed. A barbecue, cot, high chair and baby alarm can be provided. These country cottages provide a wonderful stay for couples or families.
Used in conjunction with the Barn & Cow Shed our holiday accommodation at the farm can sleep up to 16 people.

Location description
East Sussex has more woodland than any other county, making it a wonderful place to explore during your holiday. To the north of Fair Oak Farm is extensive woodland. There are plenty of tiny Saxon flint stone churches and timbered country pubs dotted throughout the picturesque villages nestling at the foot of the Downs. Some of the UK's finest castles, beautiful gardens, National Trust properties, family attractions and of course, the wonderful Ashdown Forest - ideal for walking, horse riding and cycling - can be found in the region. There are plenty of places to visit and activities whether you are a couple, family or group.
The countryside surrounding Mayfield and the farm's valley is breathtaking with small hilltop villages and rolling meadows, great for horse riding, walking and cycling. There are many well publicised and stunning bridle paths, public footpaths and cycle routes nearby. Our OS map reference is TQ 622 262. The popular Cuckoo Trail and Bewl Water are not far from the farm.
Other activities
His and hers mountain bikes are available for hire. Also within close proximity are plenty of golf courses and fishing locations. Within a mile from the farm you will also find a superb trout fishery, set up by Roger Daltrey over 25 years ago. Nearby activities include ballooning, paragliding, rock climbing, paint ball, motor sports, dry ski slopes, motor sports, heritage gardens, enchanted forests, steam trains, cider making and lots more. The nearby Bewl Water offers sailing, canoeing, climbing, power boating and lots more for all the family.

Deposit/Booking Notes
Weekends and short breaks of up to 3 nights are offered in our holiday accommodation at 75% of the weekly rate, subject to availability.
Full bed linen and towels is provided in 3 bedrooms in the Barn & Cow Shed, 1 bedroom in Stable Cottage and 1 bedroom in the Grain Store. Where sofa beds are used 10 per person is charged for additional linen and towels. Please advise the number of guests staying at the time of booking otherwise we cannot guarantee that linen will be available.
Winter fuel and utility rates are inclusive.
Well behaved pets are welcome at 20 per pet per week, plus an additional 50 returnable security deposit.
A returnable security deposit of 50 - 150 is required depending on the property, due at the time of booking.
Cots (10 per week), high chairs (10 per week) and stair gates are available on request. We are not allowed to provide linen for cots. Baby sitting service available.
