Description
Close only to the farmhouse at Higher Norris itself, Little Norris lies surrounded by rolling green fields, home for much of the year to seemingly countless cows and sheep.
Higher Norris Farm is smaller now than it was in the past, but whenever the remaining fields are free of sheep, guests are still welcome to walk over them down to the Avon or explore the three acres of woodland adjacent to the river. Home grown seasonal vegetables are often available.
Sleeping six and with two bathrooms, Little Norris is an idyllic, charming, comfortable, well furnished centrally heated cottage, perfect for those looking for a peaceful self-catering luxury farm cottage holiday, short break or long weekend in South Devon.
We happily provide bed linen and bathroom towels at no extra cost, and these will be changed on a weekly basis, but please bring your own beach towels.

Location description
Almost equidistant between the historic market town of Totnes, boasting more listed Norman, medieval and Tudor buildings than any town of comparable size in the country, and the wilds of Dartmoor, Little Norris is also but a short drive from such Blue Flag beaches as Bigbury and Blackpool Sands.
Other towns such as Dartmouth, Kingsbridge, Salcombe and Ashburton are also within easy reach, as indeed are many tourist attractions (see below).
Other activities
There's a zoo on Dartmoor and in Paignton, golf at Wrangaton and Dartmouth to name but two, tennis in Avonwick, markets in Totnes and Dartmouth, and walking close by in the Avon valley and on Dartmoor.

Tourist attractions
For children, apart from the beaches, there's Woodlands, Pennywell Farm or Totnes Rare Breeds Farm, there are steam trains on either the South Devon Railway or the Dartmouth Steam Railway, food festivals in Salcombe, Brixham, Dartmouth and Ashburton, the vineyard at Sharpham, the monks at Buckfast Abbey, and much more besides.
Directions
From Exeter follow signs for A38 in the direction of Plymouth.
From the A38 take the South Brent/Avonwick turn off. You are following the Avonwick signs, so when you get to the South Brent roundabout go straight over.
Go under the road bridge and take the left hand turn to Avonwick.
At Avonwick turn right opposite the Avon Inn and just before the Gulf petrol garage.
Take the next left opposite the Church. This is sign posted North Huish.
Stay on this lane for just under 2 miles.
Higher Norris Farm is on the left, just over the brow of a little hill.

Bedrooms: | 3 Bedrooms, Sleeps 6 2 Double/s, 1 Twin/s, 1 Cot/s From the comfort of the king sized bed in the Master Bedroom you can look out eastwards through the French windows, over the balcony, and across the fields and the Avon valley towards Diptford and beyond. There is a table and seating for four on the balcony, where you can sit and savour the spectacular views in every direction. The room itself is carpeted and contains a freestanding wardrobe and dressing table. The second bedroom is similarly spacious, again carpeted and with a double bed. The room has a large window where you can sit and look out over fields and up the drive towards the lane. There is also a built in wardrobe. Unlike the other two bedrooms, bedroom three is on the ground floor. Containing two single beds the room is tiled but with strategically placed rugs and has French windows leading through to a sunroom and then out to the garden. Next to the door to the bedroom is the door to the downstairs WC. |
Bathrooms: | 2 Bathroom/s 1 Bath/s, 1 Shower/s, 3 Wash basin/s, 3 Toilets/s Bathroom One is located upstairs next to the Second Bedroom, and contains a bath, WC and hand basin. Situated next to the Master Bedroom, Bathroom Two has a contemporary walk-in shower, a WC and hand basin. The downstairs WC very usefully provides easy access from Bedroom Three, the Kitchen and Living Room. |
Lounge: | Seating for 6 people TV, DVD Player, Board Games, Books/Magazines, Selection of Films Twenty five feet in length, carpeted, comfortably furnished and with an open fire in one corner, the sitting room is overlooked only on occasion by various sheep or cows grazing lazily in the field to the south. This is somewhere to sit, relax, perhaps sip a glass of good wine, and fully savour the serenity of your surroundings. Of course, should you want for distraction, there is a 32" LCD Toshiba Freeview television, together with a DVD player and a few DVDs should you forget to bring your own. There is also a basic wi-fi connection allowing you to link you to the internet, although bandwidth constraints mean we ask you not to make use of streaming services such as iPlayer or Netflix. Conversely, should you prefer to read and have forgotten to bring a book, there are a number of paperbacks as well as a plentiful supply of the latest magazines. |

Other facilities worth mentioning include an electric oven and hob, dishwasher, washing machine, microwave oven, electric kettle and a sizeable refrigerator with an ice compartment. Between the kitchen and the front door is a good sized reception room where coats and footwear can be kept. There is a former church pew on which to sit while doing up your shoes, along with a table on which are displayed brochures promoting many of the attractions and other facilities and amenities in the area |

Deposit/Booking Notes
For stays shorter than a week, divide the cost of the week by seven and then multiply by one night more than you plan to stay (for example, for a three night stay in a week costing 745 divide 745 by 7 (=106.43) and then multiply by four (106.43 x 4 = 425.72).
A deposit of 25% of the rental cost is payable at the time of booking with the balance due one month prior to arrival. Payment can be made by either cheque or bank transfer.
