LADERA COTTAGE is in the heart of the village of Ozankoy (Kazaphani), and just minutes from Kyrenia Harbour.
AVAILABLE TO RENT AGAIN FROM JULY 2023 (FOR THE FIRST TIME IN 6 YEARS) AFTER EXTENSIVE RENOVATION WORK CARRIED OUT IN JUNE 2023.
The cottage is believed to be around 250 years old and for the past 40 odd years has been British owned. It was purchased by the current owner in March 2014 in a very neglected state and was renovated to a very high standard. In August 2014 Ladera Cottage featured in the local media and can be found on the internet under the heading "A Labour of Love".having been completely restored with a lot of extras added, including the delightful pool.
Between 2014 and 2017 it was a very popular holiday rental and received many 5 Star Reviews, but unfortunately the owner had to leave North Cyprus due to unforeseen circumstances and the property became neglected. More work was then done in late 2019/2020, only for Covid to then strike and bring a stop to all that!
In June 2023 the owner and her fiance, with the help of a team of builders, pool experts, a plumber and electrician restored the property to its original glory only this time with a brand new Roof Terrace, so as it is now available to let again! Many new items were purchased too.
The thick stone walls make this cottage noticeably cooler in summer and warmer in winter, and particularly in the master bedroom on the lower level. The cottage retains all original wooden and flagstone floors, beamed and bamboo ceilings and a working log fire for cooler winter nights. The house is dressed with a wealth of antiques, including a magnificent traditional Cypriot 4 Poster Bed in the master bedroom, making this house a must for those who want to experience Cyprus life both past and present, with a romantic twist. It is now a preserved piece of Cyprus history.
The private, screened and peaceful garden has fruit trees and a covered area with plants growing over a frame, and there are many flowers. There is a sweet smell of Jasmine and Lemon all around, and there are a wealth of Amphora pots from times gone by for you to admire too. All beautifully landscaped on two levels with the unique plunge pool being the feature of this private outside living space. The remotely controlled underwater RGB lighting is simply stunning at night combined with a waterfall flowing from an old Amphora Pot. You can sit and enjoy reading a book whilst having a drink under the sun or stars in the pool, on the specially integrated seating that has a shelf for glasses decorated with hand painted Cypriot tiles. And next to the pool there is a large iron marble topped table with matching chairs on which to enjoy some alfresco dining. If that isn't enough, you can move up to the roof terrace to sunbathe on one of the loungers or the hammock, whilst admiring the stunning views of the mountains.
It is a mere 2-5 minute walk to the bars and restaurants in the village, or a 10 minute walk to Rafters Restaurant. The convenience store in the village square stocks most things and is open from early morning until late at night and there is also a butcher, plus there are many larger supermarkets not far away, many of which stay open 24/7.
If you do not have a car, the local dolmus mini bus passes by the cottage every 20 minutes during the day and will take you to Kyrenia's bustling harbour cafes or drop you near a beach, but you may not want to leave the cottage for too long, for despite its wonderful & convenient location, it is such a private romantic and peaceful place, particularly in the evening.

Location description
Ozankoy (Kazaphani) Village is elevated, just below the village of Bellapais, and less than 10 minutes drive from the centre of Kyrenia. The village has many Restaurants & Bars within a very short walking distance. There are some excellent restaurants in the neighbouring village of Bellapais, and lots more in town.... so you will be spoilt for choice! And the prices here in North Cyprus are noticeably cheaper than the South. The currency in the North is the Turkish Lira but Sterling & Euros are widely accepted everywhere. There are many cash points and money exchangers, but best to bring cash and exchange locally so as to save bank charges.
To the North of the village you can see the sea (and often in the winter time, the mountains of Turkey), and to the South the Kyrenia Mountain. The Cottage has a 45 Square Metre Roof Terrace offering both full sun and a covered shady area.
You will also see local herdsmen around grazing their sheep and goats on the many olive groves that surround us, and you can pick fruit from the trees. Local people are so happy for you to share things from their gardens, and at Ladera Cottage there is a Mandarin Tree & Lemon Tree, so please help yourself.
The sea is clear and warm most of the year, and even in winter there are those who still go swimming at one of the many beaches close by. Kyrenia is quite well sheltered from the elements due to the mountains to the South and the mountains of Turkey to the North, and the sun still shines most days even in winter, and so perfect for outdoor pursuits.
One can scuba dive all year around, but by November it would be advisable to wear a full wetsuit! I have tried a shorty in mid November at 30 metres and found the water a tad too cold! There is an excellent British run riding stables just 5 minutes from the cottage, and the fantastic18 hole championship Korinium Golf Course & Country Club just 20 minutes by car, where there are also plenty of activities for none golfers. The winter season is perfect for golfing, cycling and walking, as more like May/June in the UK.
This is North Cyprus, still very much a Cyprus of old; A beautiful place where you can admire unspoilt scenery, a low crime rate, and not be bothered by loud music, nightclubs and fast food outlets, and certainly not in our village! But if you want to go to Burger King there is one just 10 minutes drive away.
Other activities
Scuba Diving, Horse riding, Turtle Watching, Rambling, Cycling and in winter it is possible to Ski high up in the Troodos Mountains, (south side) with a journey time of around 2 hours by car.
Local events
There are many festivals throughout the year. Every Wednesday there is a big open air market in Kyrenia, and on Saturday morning a craft and antiques market at the Chateau Lambousa in Lapta.

Directions
Flights direct to Larnaca in South Cyprus on numerous budget and scheduled airlines from many destinations. Flights in to Ercan (Lefkosa) North Cyprus all arrive via Turkey. Pegasus Airlines operate many flights to North Cyprus that merely touch down in Turkey for around 30 minutes. Alternatively Turkish Airlines have many flights too. A taxi can collect you from either Ercan or Larnaca (Paphos is far and costly). The owner of this cottage and her representative also live locally and can assist with very reasonably priced car hire. However you do not necessarily need a car as the cottage is on the local mini bus route, with frequent buses in to Kyrenia town.

Charming well-maintained cottage set in private garden - great location!
Ladera Cottage is a real gem of a property - a lovingly renovated well-equipped home. The beautiful and completely private garden area comes with a fantastic plunge pool, which proved to be a real godsend after a hot day visiting the surrounding sites. Located in the heart of the picturesque village of Ozonkoy, amenities such as a mini-market and restaurants/bars were all within 5 minutes walk and the breathtaking Bellapais Abbey only 25 minutes on foot.
We spent a week at the cottage and were able to get to many different places (including Lefkosa-Nicosia, Famagusta and Salamis) without hiring a car. Local shared taxis (Dolmus) run every 20 minutes during the day and can be flagged down just outside Ladera Cottage (and drop you off at the same point). This proved a convenient, cheap way of travelling into Girne/Kyrenia from where a regular bus service runs to many places in N Cyprus (including Ercan airport). The owner, Sue was incredibly helpful with suggestions of places to visit and she went to no end of trouble to help us plan activities including a day's diving. I would strongly recommend Ladera Cottage and would have no hesitation in saying that car hire is not needed.

Deposit/Booking Notes
Please note that above rates are based on 2 people sharing one bedroom. Extra people/use of 2nd bedroom will be charged at 10 per person per night or 50 per person per week.
A 200 security/breakages deposit is required for 2 people sharing, and 300 for 4 people sharing for any rental up to 14 days, and if for a longer period, subject to negotiation. This will be refunded within 7 days of your holiday providing the house is found in good order and nothing is broken or missing.
A none refundable deposit is required of 20% of the cost of your holiday to secure your booking.
The balance is due no later than 8 weeks prior to commencement of your holiday. A refund of 50% will be given if cancellation between 4 & 8 weeks, but if within 4 weeks there will be no refund, so it is advisable to take out holiday insurance.
WELCOME PACKS
Including tea/coffee/milk/bread/butter/water and a few other items (personal requests) can be provided for an additional 30. Luxury items such as Champagne are extra, but as the owner and/or her friend Denise live locally, so just about any request can be catered for including red rose petals on the bed! The scene can be set, so perfect for romantics and honeymooners.
Payment should be made by direct transfer to owners UK Bank Account.
SORRY, BUT NO CHILDREN UNDER 10 YEARS ACCEPTED, albeit none mobile babies will be considered! SMOKING OUTSIDE ONLY, thank you.
PLEASE NOTE:
Car Hire and airport transfers can be arranged at very competitive prices that would be hard to beat. The local car hire company know where the cottage is, so if you are arriving at a very late hour, you are not going to get lost with them!
