    Description

    Les Chnes has been designed and built by the owner with the primary objective being to create an environmentally-friendly, low-consumption, low-emission, comfortable family home. It provides the perfect holiday destination for people who love luxury whilst playing their part in caring for the environment.

    It benefits from solar panels which provide all of the hot water in the house, including that used in appliances, bathrooms, swimming pool, and underfloor heating. It is double-glazed throughout, superbly insulated, and the huge glazed frontage allows the sunlight to warm every room. The toilets are flushed with recuperated rainwater. The house uses almost no electricity or fuel at all during most of the year.

    The property is also very modern in what it provides inside. The superbly fitted kitchen, the luxurious, bright and spacious lounge, three bedrooms, two bespoke bathrooms, the huge sun terrace (and one behind the house) and the swimming pool will make any holiday a very relaxing one. The WiFi broadband is also installed.

    If you fancy playing and swimming in the river Aveyron, there is a beach just a few hundred metres from the house.

    Entry to the house is from the door on the wooden sun terrace (80m.)
    This terrace entirely surrounds the front of the house, and has iron railings. It stretches 20m in length, and at its widest is 5 metres across. It overlooks the garden, the pool, and the children's play area, and has a view out towards the river Aveyron. There is a gas barbecue (a planchette, healthier.)

    At one end of the terrace is a door which leads into:
    An entrance hallway with a wardrobe, sideboard, and a separate WC.

    As you pass through the internal door, you are greeted by the sight of the:
    Stunning lounge (80m.) The completely double-glazed frontage reaches right to the high ceiling (six metres), resulting in a beautiful bright and warm room. Outside these windows is the sun terrace and the view over the garden. The lounge has a dining table and chairs for eight people, two sofas and an armchair, TV with satellite, a DVD player and over 100 DVDs to choose from. There is also a pool table, an exercise bike (if you can be bothered while you're on holiday), a desk, and a large glazed dresser. Above all though, the room gives an overwhelming feeling of light and space.

    The semi-open-plan fitted kitchen (16m) is extremely well-equipped. There is a gas hob with extractor fan, electric oven, microwave, toaster and kettle. The central island has a sink, and there is plenty of food preparation surfaces. There are also many fitted cupboards for storage, and all of the cooking and dining equipment you should need.

    Adjoining the kitchen is:
    The utility room. In here are all of the white goods - washing machine (with a thermostat, using water heated by the solar panels), dryer, dishwasher and a fridge/freezer. A back door leads to the rear terrace.

    At one end of the lounge, a small corridor leads to:
    The master bedroom (15m) with a king-size bed. Sliding doors open out onto the sun terrace. There are bedside tables and lamps, and a sofa. Leading from the bedroom is a
    Dressing room with fitted wardrobes to both sides. Through the dressing room leads to the
    Large en-suite bespoke bathroom (12m.) There is a shower with a large shower head, two transparent washbasins each with a mirror, WC and bidet.

    At the other end of the lounge (leading from the entrance hallway) is:
    A second double bedroom, again with a king-size bed and a wardrobe. A sliding door leads to the rear terrace.
    A third double bedroom with a wardrobe, and a sliding door to the rear terrace.
    Another lovely (and colourful) bathroom with bath, shower, washbasin and WC. This bathroom is situated between these two bedrooms, so is shared.

    Outside
    The grounds measure 2700m, and are scattered with oak trees. There is a children's play area with a wooden house, swings and a slide. The swimming pool (heated by the solar panels) immediately in front of the sun terrace is circular, measuring 5 metres across and is 1.2 metres deep.

    There is plenty of space to park at least three cars.

    Very close by indeed (about 300 metres) is the river Aveyron. A footpath leads from the house along the riverside, where you'll find a couple of beaches and shallow waters for the children. This is a wonderfully tranquil spot, and lots of wildlife such as kingfishers and herons can be spotted here. It is primarily a trout river, and permits can be purchased just down the road in Laguepie (about one mile.) Just on the other side of the river, canoes can be rented to potter downstream towards Laguepie, Varen and Saint Antonin.

    Location description

    The charming village of Laguepie is a traditional old French village, with most amenities. It is nestled at the confluence of two rivers, the Aveyron and the Viaur. As a result, there are lots of water sports to enjoy in the area, and the village even has a small beach.

    The house is situated close to the border of three departments (Tarn, Tarn-et-Garonne and Aveyron) and so is an ideal place from which to explore the different beauty of all three.

    Just 25 minutes away is Saint Antonin Noble Val, a beautiful medieval town which, as well as being visually stunning, is also a fascinating place to explore. It has a bustling Sunday market renowned across the region, and is a centre of outdoor sports in the area.

    Most other nearby villages and towns also boast open air markets with an abundance of just about every kind of fresh local produce - including wine. Within just a short drive, you can find many vineyards and caves to sample the superb regional wines, perhaps most notably Gaillac. Some of the regular seasonal village ftes and fairs are a treat too.

    The region is beautiful and unspoilt, where the relaxed style and pace of life can almost take you back in time. It is blessed with natural oak forests, rivers, gorges, valleys, rolling hills, architectural masterpieces (such as the many medieval bastide towns and chateaux) and an abundance of flora and fauna. There are also many awe-inspiring walks and panoramas. Even the Mediterranean and the Pyrenees are within reach for day trips. It is an amazing area to discover, and truly a holiday destination which can please all tastes, both cultural and gastronomic.

    Cordes-sur-Ciel (15 mins drive) is a breathtaking 13th Century bastide. For those with a pioneering spirit, a walk to the very top is well worth the effort for the views alone.

    Albi (30 mins drive) is the birthplace of the famous artist Toulouse-Lautrec, and with a superb museum holding hundreds of his works. Sainte Cecile Cathedral is a dominating architectural highlight. The town centre is a lovely place to spend a day in the cafes and restaurants.

    Gaillac (40 mins drive) is one of the oldest and most famous wine growing regions in France. The huge variety of wines from the area should please all tastes, and it is a fascinating area to explore.
