Welcome to Mimizan
A beautiful appointed modern light & spacious 4 bed bungalow situated in North Cornwall.The property is built in the beautiful Cornish countryside only 3 miles from the trendy village of Rock & the popular surfing beach of Polzeath, 10 minutes from the market town of Wadebridge, with Padstow just over the Camel estuary. Newquay Airport is only 30 minutes away.(although a car is essential)
The House is well situated for an array of some of the best beaches Cornwall has to offer. If you're a food lover there are numerous Michelin star restaurants in the area with Rick Stein, Paul Ainsworth & Nathan Outlaw being just a few.
Excellent water sports are in abundance from water skiing, surfing, sailing, and coasteering being just a few to mention.
Several golf courses are right on the doorstep & of course there are plenty of coastal walks with breathtaking views of the Cornish coast line.
With The Camel trail an ideal route for walking cycling or running, to the tiny fishing village of Port Issac (Famous for Doc Martin tv series & the coastline for Poldark) There's lots to see & do for everyone.
Accommodation
The Property sleeps 8, bedrooms comprise of 1 king size en-suite, 1 double en-suite & 2 twin bedrooms. The large family bathroom has a walk in rain shower & a separate bath. (all showers are power showers) Bed linen is provided, however bath & beach towels are NOT provided & need to be brought with guests or can be hired from a local company.
The spacious living area is all open plan with 4 sets of patio doors
that open onto the back garden. This allows guests to maximize & enjoy their time together whether in the kitchen, lounge, dining area or even out on the patio. The house is extremely well equipped with all the mod cons, dishwasher, oven, hob, wine fridge, fridge freezer, good quality kitchen utensils, copious amounts of crockery, picnic equipment, even baking tins. In a separate utility room there is a washing machine, tumble drier, ironing board, iron & clothes airer. High chair & travel cots also available if required.
Entertainment equipment include:- superfast wifi, 60'LED Samsung TV, DVD player, Bose bluetooth speaker. There is also a selection of games, jigsaws & DVDs to keep you occupied.
The whole house is underfloor heated all controlled with thermostats keeping the property at a desired temperature, with separately heated towel rails in the bathrooms. There is a log burner for colder days/nights (a starter pack is provided in the winter months).
Outside are 2 gardens 1 to the side & 1 to the rear (south facing) both fenced, but a gate at the bottom of the garden gives access to a woodland walk & large meadow. In the summer months the great outdoor space has a patio table & charcoal BBQ. At the front of the house is an outdoor shower for wetsuits & sandy things (only available in summer months).

Location description
THE NORTH COAST OF CORNWALL & the area around Polzeath/Rock/Port Isaac in particular, is an area of outstanding natural beauty & provides a wealth of activities for all ages & all seasons.
ROCK is close by with is array of food, galleries & clothes shops as well as its sailing club & water ski school. Set back from the beach is the St.Enodoc golf club, a links course offering unbeatable views of the Camel Estuary.
DAYMER BAY is a great beach for young children as it lacks the big waves of Polzeath. The beautiful church of St.Enodoc, made famous by the poet Sir John Betjeman, is nestled in the sand dunes over looking the bay.
POLZEATH is a traditional family seaside village with one of the best & safest surfing beaches in Cornwall. There are several surf schools located by the beach for all standards of surfers. Polzeath also has some lovely beachside cafes.
PORT ISAAC is a charming fishing village surrounding a picturesque harbour with painted houses crowding the narrow streets & alleyways. It is the location for the TV series Doc Martin & is a great place to go for fresh fish, art galleries & gift shops.
PADSTOW just across the estuary from Rock can be reached by car or by taking the little ferry across the water. Its picturesque harbour is the main feature of the small fishing town & is surrounded by pubs, cafes, galleries, clothes & gift shops. Padstow is also home to some very fine dining restaurants like Rick Stein's Seafood Restaurant & Paul Ainsworth's No6.
WADEBRIDGE is a bustling market town on the river Camel. It offers a wide variety of things to do from a walk/cycle along the camel trail (bikes can be hired here), to the vintage cinema (all the latest films), with an array of gift & clothes shops, lots of eateries, local butchers, supermarkets & much more. There's an indoor leisure centre.
Directions
Take the M5 or A303 to Exeter.
Join the A30 dual carriageway after the Exeter turning off M5 Junction 31 sign posted Okehampton/Bodmin.
Just after Launceston take the A395 sign posted North Cornwall/Wadebridge.
At the end of this road turn left onto the A39 sign posted Wadebridge.
After approx.1mile turn right onto 3314 sign posted Delabole/Port Isaac.
Go through Slaughterbridge & at the staggered crossroads go straight over.
Continue on the B3314 through Delabole, Pendoggett &
St.Endellion, passing Trevanthan farm shop on left.
Carry on round sharp left hand bend passing Gunvenna Holiday Park on left.
After approx. 1mile (2nd on left) with sign post on right to Rock turn into Treglyn.(passing Camel Fish on left).
Take right hand fork in road sign posted Lower Treglyn.
Turn 1st right to Lower Treglyn & you will see Lower Treglyn in front at the bottom of the road.
Mimizan is situated in far left hand corner.
Parking for the house is right in front alongside the path & on the back wall where the no6 is attached to the wall.

Lovely family property
We spent a lovely long weekend at Mimizan in March 2020. A modern spacious dwelling within a small selection of properties approx a 5 minute drive from Rock. Well equipped with everything you would need for a costal location. Four generous sized bedrooms and modern open plan lounge / dining / kitchen, large enough for two families. A large garden with outside eating space and hillside views.
Local bakers, butchers and supermarket within a few minutes drive at Rock and a short drive from the town or Wadebridge.
During our stay we visited Rock, Polzeth and Padsow all within a short drive from the property. Numerous beaches, cafes, walks to fill your time. If you want to explore this area of Cornwall then this is an ideal location.

Beautifully appointed and spacious property, with four bedrooms and a super open-plan layout. Very clean and well-maintained. Situated in a small group of similar properties, in a great location near to Rock, Wadebridge and Polzeath. Perfect for a family holiday. Lots to do & see in the surrounding area. Love this part of the UK and will definitely be looking to book this property again next year. Thank you for a fabulous holiday.
