    General description
    Orchard Grove is a stunning spacious house sleeping up to nine people in four very well-appointed bedrooms. It boasts bags of comfortable socialising space, fabulous views, its own games room, a magical children's room and even a gorgeous bespoke barbecue lodge bedecked with luxurious throws for Scandinavian style dining on chilly evenings. It's ideal for a family gathering with accessible ground floor bedrooms for any of your party with mobility issues, TVs in the bedrooms and space to spread out in the basement games room for teens and tweens. Should you be journeying to the lakes in your electric car the house even has its own charging point.

    On arrival at the house guests are greeted by a large porch way with hanging space for coats and shoe racks for all the muddy boots you're likely to accumulate during your stay. Through into the large hallway from which you access the gorgeous living room. It's a spacious and comfortable space with a gas effect fire. sumptuous rug, two large sofas and armchairs set in the bay window. Ideal for curling up with a good book or admiring the surrounding mountain views. There's also a 50" TV with Freesat and a DVD player for which the owner has thoughtfully left a selection of disks along with books and maps to pass the evenings. French doors lead out from the lounge out onto the patio.

    The spacious kitchen is well equipped with everything you are likely to need for your stay. It has bags of granite topped workspace including an island unit making for sociable food preparation, a raised double oven, five gas hobs and dishwasher. It also boasts a beautiful extendable inlaid dining table with space for your whole party to gather. This leads through to an excellent utility room with washing machine, microwave and plenty more space for any muddy boots.

    Two of the lovely bedrooms are on the ground floor making it a very accessible house for any guests with mobility issues. The first is the master suite which has a super king-size zip and link bed and its own en-suite shower room with a mixer shower in a large enclosure (the room can be made up as a twin, please advise on booking if you require this). This is a gorgeous spacious room with a door which leads out to the garden, a dressing area with huge wardrobes and a safe for any valuables. It also has a small counter area and its own fridge, making it ideal for any families with small children. The second ground floor bedroom has a super king-size bed along with a wardrobe and chest of drawers. This is also just next door to the large downstairs family bathroom.

    Moving upstairs to the next two bedrooms. Both rooms boast glorious views of the surrounding fells. First is the gorgeous king-size room. This has plenty of space for storage with under-eaves cupboards and a dressing table. The triple room is absolutely delightful with regular twin beds, a wardrobe and storage set under the eaves and a magical children's room slightly offset from the main room. In here there's a lower single bed, ideal for a little ones and gorgeous wall murals from the tales of Beatrix Potter. It makes a wonderful space for story time at the end of your busy Lake District days. On the first floor landing there's also a spacious shower room with large curved enclosure and mixer shower.

    Moving back downstairs to the basement there's a huge games room with pool table, TV and sofas just perfect for the family to spread out. Outside there are fabulous views of the peaks and forest surrounding Braithwaite from the beautifully maintained patio and gravelled areas, there's also a lockable shed for bikes and a marvellous barbecue hut bedecked with sumptuous throws and cushions for wonderfully sociable evenings outside. Why not brew a pan of mulled wine on a chilly evening and spend it out here? The perfect space for rounding off days spent out on the fells, what a marvellous place to plan the following day's adventures!

    Location description

    The village of Braithwaite lies at the foot of the Newlands valley, on the edge of Whinlatter Forest Park and close to the shores of Derwentwater & Bassenthwaite Lake.
    It is perfectly situated for making the most of the fell walking in the area, you can walk up Barrow, Causey Pike or Grizedale Pike straight from the cottage. There is also a wealth of walking to be done along the bridleways which start just over the road, also perfect for picnics and paddeling.
    The village itself has 3 pubs and a restaurant all serving good food and real ales. There are also a couple of local small grocery shops.
    Whinlatter Forest is a must if you like cycling & walking tracks and also "GO Ape" high rope course.
    Keswick is only a couple of miles away, a vibrant market town with good pub, restaurants, cafe's, shops and the award wining "Theatre by the Lake".
    Home to the Lake Derwentwater, you can take a lauch around the lake stopping off at the grand Lingholme Estate for a light lunch before continuing to the valley of Borrowdale.
    Orchard grove is a fantastic welcoming place to start from.
