    Description

    You will be in a nice and comfortable holiday apartment, situated in a private home in a residential area, accessed by a small footpath with 4/5 steps up to the front door. The apartment spreads over 2 floors, serviced by a staircase, and comprises:

    Ground floor > small entrance separated from the staircase leading into this flat unit sleeping 2, fully equipped kitchen with small balcony to hang out washing, comfortable living room , double bedroom with two single beds (ideal for seniors), bathroom with bathtub that includes a hand shower , washbasin and washing machine, separate toilet.

    Upstairs > Second Unit sleeping 6 - with small entrance off the outer staircase, 3 double bedrooms (all of which are with two single beds resp. 2 separate mattresses) two of the rooms with french windows leading onto the balcony, one family bathroom to be shared and a separate toilet.

    Note: 2 Extra persons sleeping on mattresses can be accepted against extra charge

    The accommodation is comfortably furnished and responds to a good idea of a family holiday home. Rooms are correctly sized and correspond to local standards.
    There is a shoe wardrobe on the staircase, ski boots can be deposited in an extra room together with in the ski anoraks etc. Ski's will be stored in one of the cellar rooms.

    Parking on the street in front of the house for 3 cars. Free Wlan and Internet. No TV. Beds made up upon arrival, bath towels and kitchen towels as well as electricity and heating included in the price. Local tax to be paid onsite, Refundable Safety deposit obligatory, End cleaning Charges obligatory

    The owner usually lives on the 3rd floor or in the basement apartment and as such may have to share the staircase. Agreement can be made to leave the house empty for more privacy, shutting off private parts of the house - should this be the wish of the booking party. He could then be reached anytime by phone or mail for any queries. Please note that this advantage is free of charge . Please note that in this case snow shovelling for the parking space and footpath leading to the house will be the affair of the guests during their stay.

    Location description

    Windischgarsten is a well known small holiday resort in the south of Upper Austria, close to the next county's border (Styria) Centrally located between two important ski resorts like Hinterstoder (Hoess) and Spital/Pyhrn (Wurzeralm) it provides bus services to various paces especially to those travelling by train. The rolling hills and mountains come alive again during the winter season and the pure mountain air will free you from all the city hustle and busy life to make you and your family enjoy a simpler daily experience without stress amongst friendly Austrians and their comfortable life-style. The National Park Region Phyrn - Priel offers a variety of activities involving snow shoe hiking, watching deers in their natural environment, visiting mountain coves and more. Horse sledge rides through a still very intact landscape when it is snowing is one of the highlights not to be missed. Windischgarsten itself is a very nice small and safe village with all necessary amenities like restaurants, pubs, banks, post-office, church, tourist office providing information about local and nearby events, shops, hairdressers, tearoom, flower shop etc.etc. and most of all friendly and helpful inhabitants some of which will know the english language.

    Directions

    From Salzburg direction Linz, halfway turn onto motorway direction Graz, exit at Rossleithen and turn left. Follow to Windischgarsten-Mitte to exit, turn left again, pass the petrol station and stop at Unimarkt parking. Give us a call from there for further directions - you are only minutes from your holiday home.
    From Vienna take Linz, from there direction Salzburg, halfway you exit onto the Graz/SLO(venia) motorway, always straight on through a lot of tunnels exit at Rossleithen and rest as above.

    Freezer availabe outside the kitchen, so are Ironing board and Iron, Washing machine in downstairs bathroom, washing lines on kitchen balcony or cellar room.

    Currently we are renting during the winter period and spring only. Above equipments will be updated once we opt for summer rentings.
    Access: Car not essential, Stairs
    A car is not essential, but for your comfort we would recommend one. Parking is along our fencing on the street in a safe residential area. 2-3 cars.

    Early bird bookings until 4 months before arrival: 10 % when booking one week, 5 % extra on all longer period bookings on top of already conceded discount.
    PAYMENT:
    Deposit of 50 % 2 months in advance, Rest 50% 3 weeks prior to arrival
    Late bookings X-mas, New Year and January -Immediate One down payment to keep up booking.
    Payment onto a French (Owner is French) or Austrian secured Bank Account via SWIFT transfer. Details will be given once the booking has been confirmed. Bank charges for transfer will be at your charge!
    CANCELLATION: Last minute bookings can not be refunded - however if you find replacement i.e. find a party replacing you, you can see with them.
    Other bookings: we shall refund bookings completely if cancelled before 8 weeks before arrival, 75% refund if cancelled within 6 weeks prior to arrival, 50 % within 4 weeks before arrival, thereafter no refund - we advise to take out a cancellation option in your travel insurance.
    Please note that local taxes are not included in the rates and need to be paid onsite. Currently 2 per head/per night.
    OTHERS:

    Electricity: First 250 Kw / week free of charge, there after 0.30 per Kw.
