Accommodation
Entrance hall with door to: Cloakroom with wash hand basin & wc.
Inner hall with 2 doors leading to the Kitchen/Diner and Sitting Room. The Kitchen diner has new modern oak kitchen units, with integrated full size fridge-freezer, dish washer, cooker & hob with light & extractor over. Microwave, toaster, kettle & all the crockery & utensils you would expect. The Dining area has a dining table with 4 chairs.

The Sitting Room is a sunny room comfortably furnished with 3 seater & 2 seater sofas, coffee table, bookcase with selection of books & dvds, 2nd dining table, TV,with Freeview, DVD player/recorder, Radio/CD player.

Upstairs there are two bedrooms, Bedroom 1- double with fitted wardrobe cupboards, bedside units & lamps, view to the sea. Bedroom 2 has twin beds with wardrobe cupboard, bedside unit and lamp, window overlooking the rear garden.

Shower Room – fully tiled with enclosed shower unit with mains power shower, wash hand basin & wc, chrome heated towel rail.
Full gas central heating with radiators and thermostats in every room.

Outside the sunny enclosed rear garden is laid mainly to gravel with seating areas with bench, table & chairs with parasol for al-fresco dining. The front of Newlands has a brick driveway with garage & parking.

In order for the property to be cleaned to a high standard we request that guests do not arrive before 3pm on the day of arrival and vacate by 10am on the day of departure. Newlands is let from Saturday to Saturday, short breaks are available by request with the owner.

£30 per week for pets to cover the extra cleaning and a £200 refundable deposit.3

Location description

Sidmouth: Its a perfect place to relax and browse, be it a seafront stroll or a bracing walk on Peak Hill to wonder at the wonderful views of sea and coast with Sidmouth spread below. For the less energetic there are many gentler strolls around town, park and garden and along the seafront linked by a walkway to the western beach at Jacob’s Ladder.
Big stores and speciality shops, gift shops and unusual boutiques, dairy shops and market stalls, makes shopping in Sidmouth varied and enjoyable.
Sidmouth’s has an unspoilt character, not least in summer when a riot of floral colour hangs and trails from every ledge and vantage point.

Sidmouth Golf Club - Overlooking Sidmouth and situated on the wooded western slopes of the Sid Valley, the course enjoys wonderful sea views from sheltered and undulating fairways. The fine clubhouse also provides a panoramic view of the Devon and Dorset coastline of Lyme Bay and beyond.

Sidmouth Cricket Club welcomes visitors and new members to enjoy good cricket in an idyllic sea front setting. Matches are played every weekend from April to September at the Fortfield, Sidmouth. Many mid week matches are held throughout the summer, especially during July & August.

There is much to entertain at the Manor Pavilion, a delightful air-conditioned community theatre. One of Britain’s best-known repertory companies presents a Summer Play Festival every year, with two highly professional productions each week. There are also concerts, a Christmas pantomime and productions of musicals and drama by Sidmouth Societies.

An annual Duck Race takes place on the River Sid. At the end of the Regatta we are shown a magnificent firework display.
Sunday evening concerts by the Town Band in Connaught Gardens are always popular, while the annual exhibition of paintings in July illustrates that Sidmouth and East Devon are such a treasure trove of subjects for artists.

August sees the Folk Week and Regatta, September is Carnival time. On December 26th crowds are out on Sidmouth seafront for the Boxing Day swim.

Area of Outstanding Natural Beauty

The Stagecoach 157 service gets you along the Triassic red cliffs, this area used to be a desert 225 million years ago! to Exmouth at the start of the World Heritage Coast.

Eat local, buy local - If you are feeling peckish, take the Stagecoach 52B service to Honiton, via the Saxon village of Sidbury. Sample seasonal fayre at the Honiton farmers market.
Memorable walks & wild days out - For something a little different, the Axe Valley Mini Travel 899 service gets you into the heart of the picturesque villages of Branscombe and Beer. It makes the ideal service for creating your own circular walks by linking up with the South West Coast Path or visiting the Donkey Sanctuary, Beer Quarry Caves and Pecorama attractions.

A pleasure to visit at any time of year
Even in the winter months, there’s many a balmy day to relax in the sun. What better way of walking off the excesses of the Christmas season than a stroll across Jacob’s Ladder beach and Connaught Gardens. Down in the town the streets are bright with Christmas lights.
While those gentle walks by sea and riverside, are so delightful in Autumn.
From Sidmouth you can visit many interesting places without travelling far. Buses run regularly into the City of Exeter where a visit to the Cathedral can offer both tranquillity and architectural delight. The City’s excellent shopping centre provides retail therapy to suit every taste.

A car drive across the stunning scenery of Dartmoor is a must for anyone visiting Devon. There are places even closer to explore; Budleigh Salterton, Honiton, Ottery St. Mary and the beautiful Axe Valley are all close by, as are many and varied picturesque villages just waiting to be found.

Budleigh Salterton & Ottery St Mary
Budleigh Salterton - situated at the mouth of the River Otter is a lovely sheltered seaside town. Interesting and unusual shops line Fore Street and the High Street with small side streets to explore. Its pebbles, or cobbles, were swept to the shores by ancient rivers and are unique along the Jurassic Coast. The River Otter is a haven for birdwatchers and nearby Bicton Park Botanical Gardens a delight for all.
Ottery St Mary is one of the oldest and most historic towns in East Devon. Visit the medieval Parish Church of St Mary, which was voted among the 20 finest in England. Modelled on Exeter Cathedral, it has an astonomical clock and weathercock reputed to be among the oldest in Europe.

The Axe Valley lies between two spectacular coastal landslides. The famous ‘Undercliff ’ between Seaton and Lyme Regis and west of Beer is the Hooken landslide. Visit the bustling market town of Axminster and unspoilt coastal resort of Seaton. Nature reserves at Seaton Marshes and Colyford Common offer a wide range of birdlife.
The picturesque fishing village of Beer is close by with its Quarry Caves well worth visiting. Branscombe, one of England’s longest villages, has a Norman Church and a footpath leading through fields to the sea.
