This very elegant Regency, 3 storey, 4 bedroom property is located in a beautiful square in the heart of Kemp Town village. An easy walk into the centre of Brighton for all you nightlife fans & a few minutes stroll to the beach. Fantastic sea views from all 3 floors. Sleeping 12 persons in total, with 4 bedrooms, a double sofa bed in the lounge and a further 2 single, fold-out foam chair beds. This gorgeous house has it all for the perfect holiday in Brighton, for corporate groups, hen weekends and family trips.

Enjoy your drinks and meals outside on the roof terrace overlooking the hustle and bustle of St James Street itself! There is a further balcony from the living room with direct sea views.

Dark wooden floors, colourful fabrics and comfortable bedrooms with zip and link beds offer flexible accommodation. There are 2 bathrooms both with showers and sleek hotel fixtures and fittings.

Cosy living room with an enormous comfy corner sofa. Flat screen TV with DVD and i-Pod docker. Complete with fun vintage finds, board games and quirky accessories.

Shimmering feature wallpaper with gold and deep plum tones. Sleek shutters with crystal handles frame the fantastic view towards to the sea.

From here you can open the door onto the balcony to soak up the sun, enjoy a morning coffee or sip your drinks at sunset. There is the added luxury of an authentic wood burning stove, perfect for snug cosy evenings by the fireside.

The Quill Suite
Relax and indulge in this exuberant bedroom with large double bed that converts in to twin beds. A groovy but sophisticated ambience using a plum and gold colour scheme with a wallpapered accent wall. Glistening crystal handles and lovely detailing.

Large mirrored wardrobe for you clothes and things away from home. Great period Georgian windows have a sea view.

The Honesty Bedroom
A double zip and link bed that can convert into twins. Sanderson honesty wallpaper adds a soft luxurious atmosphere with pretty quilts and cushions.

Double mirrored door wardrobes with plenty of space for you clothes and belongings. Dressing table with large mirror makes getting ready for a night out a joy!

The Pavilion Boudoir
A sophisticated Chinois influenced room with gold and green feature wallpaper. A double zip and link bed that can convert into twins, accessorised with pretty quilts and cushions.

The Bluebird Bedroom
A delightful petite double bedroom with the bed facing towards the window to enjoy the sea views. Yellow wallpaper adds a playful touch to the accent wall.

There are 2 sleek bathrooms both with showers and kitted out to high standard of hotel style fixtures and fittings. The first family bathroom has a Spa Jet large bath together with a powerful shower. Mirrors and glass shelves for your products and potions.

The 2nd shower room is on the top floor of the property adjacent to the 3 bedrooms on this floor. Powerful large walk in shower, loo and basin.

Roof Terrace / Balcony
There are 2 fantastic outside spaces at this property. From the kitchen walk out to the decked roof terrace complete with spot lights, & outside dining for 12 guests. Watch the buzz of St James street below, with its excellent bars, bistros & boutique shopping.

Directions

By air:
Gatwick international airport is half an hour by road and rail from Brighton. The M23 connects Gatwick to Brighton and the London -Brighton rail link passes through Gatwick train station which is an integral part of the airport.
Heathrow international airport is on the M25 which connects with the M23 at junction 7. There is a direct coach link to Gatwick or you can take the underground (Picadilly line) to London Victoria and catch a train or coach to Brighton.

By road:
From London: the M25/23 link provides road access from London and the rest of the country.
From east and west: the main A27 and the A259 coast road connect Brighton to citys west and east. The A259 passes right along Brighton seafront.
National Express coaches depart for Brighton from London Victoria coach station 19 times a day.
