Description of holiday farmhouse near Sarlat-la-Caneda, Aquitaine
Dating from the 1700s, our property at Esparoutis (Les Paroules) is an ensemble of buildings around a secluded, sunny courtyard garden with swimming pool, comprising an old farmhouse (constructed 1729) and large barn (constructed 1797), a walnut drying shed (Sechoir a Noix), and a self-contained renovated stone house (Le Gîte).
The property sleeps 12 - 17 people in three separate buildings. Together they would be ideal for a large family or group, but individually they are excellent for small families or couples. We will not rent out the property to more than two parties simultaneously to ensure enough room to move and privacy for everyone.
We started renovating the MAIN HOUSE and attached BARN in October 2008 and are scheduled to have them done by spring 2011. With high ceilings and exposed beams, ocre-coloured limestone walls and magnificent stone floor tiles, this building oozes the charm and character so typical of Perigourdine architecture.
The house provides two double bedrooms with ensuite bathrooms, a study/bedroom and a large open-plan kitchen with fireside corner nook, where you can relax on a sofa with a book. From here, enter the barn and you will be in a huge living room (75 sq.m. with a cathedral ceiling) and two further bedrooms with ensuite bathrooms. The house and barn are being renovated with a view to year-round comfort, with underfloor central heating as well as two open fireplaces.
The building has a large outdoor seating area with an elevated side balcony (what the locals call a 'bolet') from where you can enjoy a view over the valley, with Castelnaud castle in the distance, in the evening sun.

Location description
The tranquil hamlet of Esparoutis, of which Les Paroules (our property's name) is a part, consists of a handful beautifully restored old stone residences in the Céou valley, one of the least spoiled valleys in the Dordogne area. The hamlet is located away from the main road, surrounded by orchards of walnut trees and just a short walk or cycle ride to the villages of Saint Cybranet (organic supermarket 700m) and Castelnaud (full name Castelnaud-la-Chapelle, 2.5 km), with its bakery/patisserie, butcher, small supermarket and news agency, post office, ATM, hairdresser, cafe and restaurants. Towering over the central square of Castelnaud, perched on the cliff, is the formidable Castelnaud castle, which you can admire while sipping your coffee or aperitif.
From Esparoutis you can travel in all directions – north, south, east, west – to explore some of the region’s most captivating sights and sites of interest, each with their own unique treats and delights. Just north of the Dordogne river you are in the Vallee de Cinq Chateaux (Valley of Five Castles), so-called because it’s where you can see around you five of the most awesome castles of the area: Beynac, Les Milandes, Fayrac, Castelnaud and Marqueyssac.
The Dordogne region (also known by its older name the Perigord) is one of the foremost holiday destinations in France outside Paris and the Mediterranean coast. As a result, it offers an incredible range of activities, from being a flaneur in mediaeval villages to rock-climbing. There is a vibrant cultural life, particularly through the summer months but even outside the holiday season, with many concerts, talks, expositions and of course great cultural sites such as the rock art caves, chateaux and museums. This is a prime area for the pre-historic archaeology, with the world-famous caves of Lascaux II and the town of Les Eyzies, the capital of prehistoric art, ony half an hour to an hour away.
Of course, you can also just enjoy the beautiful landscape by bike or foot, swim or canoe in the river, or wander through the dreamy medieval villages or over the clifftops There are many remarkable gardens in the area which you can visit. Only a few minutes drive away from Esparoutis are the spectacular gardens of the Chateau de Marqueyssac on the clifftops above Vezac. Surrounded by meticulously handpruned boxwoods in the most ingenious shapes, the park offers more than 6 kilometers of shaded pathways from where you have sweeping views over the Dordogne river, La Roque Gageac and Beynac. And there's so much more to explore...

The Perigord is one of the gourmet destinations in France: enjoy the confit de canard (duck confit), the cabecou (local goats cheese), and of course the walnuts... walnut oil, walnut liqeour, and all the walnuts you can eat from our own trees.

Directions
There are many ways to get to Esparoutis. Our nearest town is Sarlat; we are ten minutes drive south across the Dordogne river in the Ceoux valley. It is about 5 hours drive from Paris, two hours from Toulouse and two and a half hours from Bordeaux. From the UK, fly in to Bergerac airport (one hour drive away), which is served by several airlines including Ryan Air and Flybe. Or, fly into the recently opened Brive airport from London City Airport (a bit more than an hour's drive away) Or take the train from Paris to Brive train station, where carhire is available. To enjoy the many attractions of the region, a car is highly recommended, if not essential.
