Description of holiday cottage in Exford, South West

Cascade Cottage was refurbished in March 2009 and can sleep 6. The cottage takes it's name from the cascade that runs from the lake on the hill above the cottage - Edgcott Water, which fills the lake then passes under a wooden foot bridge that crosses the water outside the front door.

It has a spacious kitchen with a large dining table, electric cooker, microwave, fridge, freezer and dishwasher. The sitting room has 2 large leather sofas, a wood burning stove and TV with DVD player.

The cottage is spacious inside and the sitting room and upstairs rooms have exposed beams. Cascade Cottage is appointed with all facilities you may need during your stay.

Well behaved dogs are allowed in the kitchen, utility areas and partly bricked & gated yard beside the cottage (at an additional cost of £15 per dog per week or £10 per dog for short breaks).

The utility room has a washing machine, tumble dryer, fridge/freezer, belfast sink and the boiler for the central heating system. There is also a downstairs WC.

Upstairs there is a large en-suite double bedroom at the front, a second en-suite double bedroom and a small twin room that is accessed through the second bedroom. The twin room is ideal for children, but is large enough for adults as long as they don't mind sharing a bathroom. We can provide a travel cot for little ones, but we are unable to provide bedding for the cot.

The bedrooms and bathrooms are equipped with 300 thread count bed linen and plush towels for your comfort. A cake is provided for your enjoyment on your arrival and the freezer can be filled with home made frozen dishes from our freezer list to take away the strain of shopping and cooking during your stay.

We provide a starter pack of "Ecover" cleaning products to get you going and there is sufficient parking behind the cottage for 2 cars.

Deposit/Booking Notes: DEPOSIT
We require a deposit of one third of the total holiday cost when making your reservation. The balance must be paid eight weeks prior to your arrival. Failure to comply may result in the loss of your deposit and cancellation of your holiday.

CANCELLATIONS
Cancellations must be made in writing to us at least eight weeks before your holiday date. We will make every effort to re-let, but if we are unsuccessful you will be required to pay the full cost of your holiday. Please therefore ensure that you arrange appropriate holiday insurance.

ARRIVAL & DEPARTURE
The Cottage is available from Friday at 4:00pm and must be vacated by 10:00am on the following Friday.
